The Energy Act 2011 requires that regulations be brought into force, to improve the energy efficiency of private rented buildings in England & Wales by the 1st April 2018 (both domestic and non-domestic).

The Minimum Energy Efficiency Standard (MEES) Regulations 2015 have been developed to meet this condition. These regulations will apply to ALL leased buildings within the scope of the EPC Regulations 2012, with the exception of leases over 99 years or leases not exceeding 6 months. Where a lease does not exceed 6 months, the tenancy agreement may not contain provision for extension and the tenant may not have been in occupation for a continuous period exceeding 12 months.
